Built for loading at the kerb
In NSW planning a large format store is usually specialised retail premises: goods that need a large display area, or direct vehicle access so customers can load after purchase. Pick up zones and car park edges carry cars right up to the building, which is where bollards and line marking earn their keep.

Bays, aisles and wheel stops are set by AS/NZS 2890.1. Wheel stops sit between 90 mm and 100 mm high. Surveying every car park against the standard turns line marking into a ranked program.

A box gutter needs a fall of at least 1:200 to its outlets under AS/NZS 3500.3. Cleaning is commonly twice a year, and quarterly where trees overhang the roof.

Entries and trolley routes are where slips happen. Slip resistance is rated P0 to P5 under AS 4586, and an existing floor is tested on site to AS 4663.

LED upgrades are installed by licensed electricians after hours. Air conditioning in long trading hours is commonly serviced about every six months.

About large format retail programs
What does a large format maintenance program usually cover?
The plant and surfaces that are expensive to lose: roofs and box gutters, air conditioning, the car park and entries, lighting and floors. The schedule is set per site, not per brand.
What counts as large format retail in NSW?
In the Standard Instrument it is specialised retail premises: the sale, hire or display of goods that need a large area for handling, display or storage, or direct vehicle access for loading after purchase. Food and clothing do not count unless they are ancillary.
How often should box gutters on a large roof be cleaned?
Commonly twice a year, and quarterly under trees or on dusty sites. No Australian standard sets the interval.
