What does a condition audit produce?
Site photos, defect and condition notes with a rating, a recommended standard kit, a cost shape for each site and a suggested staging order. It is written to be used as a capital submission, not filed. It is not a structural inspection or a compliance certificate.
Is this a merchandising or mystery shop audit?
No. A retail store audit often means a check of planograms, pricing and promotions. This is a condition and safety audit of the building and the site: what is worn, broken or unsafe at each store, and what it costs to fix.
Is it a dilapidation report or a schedule of condition?
No. A dilapidation report records a building's condition before nearby works start, and a schedule of condition records a tenancy at the start of a lease. Both are records. A condition audit goes further: it gives one fix for each repeated issue, prices it per site and sets a staging order.
How long does an audit take?
It depends on the size of the stores, how many there are and how easy they are to get into. A pilot group gives a time per store that the rest of the fleet can be planned on.
What changes the price of an audit?
The number of stores, their size, how far apart they are, and how much is recorded at each one. Once the cluster and the record are agreed, the price is fixed.
Is the audit fixed price?
Yes. The audit itself is scoped and priced up front, so committing to it does not commit you to the remediation.
Do we have to use you for the works?
No. The audit stands on its own. Most groups do continue, because the scope and the kit are already frozen by then.
